Brodeen Fabrications Ltd Submits Planning Application For New Facility In Knockanrawley

Brodeen Fabrications Ltd has submitted a planning application for a new facility on lands it owns in Knockanrawley, Tipperary town.

The company plans to construct a light engineering facility, including a workshop with attached 2 storey buildings consisting of plant room, mechanical room, store, electrical room, ancillary toilets, canteen, locker room and offices. Other works as part of the development include new access road continuing from existing business park access road to serve the site, car parking, storm attenuation tank with hydro-brake, connection to public foul and storm water systems, landscaping, boundary treatment, signage and all associated site works.

The council intends to levy a development charge to help pay for a pedestrian crossing from the site entrance to the footpath on the other side of the road. The project may also benefit from a reduced level of development charges as it could qualify for a 50% reduction in Development charges as it should be classified as “economic development.” Projects of this nature carry a development levy rate of €23/sq.metre. 

The company expects that 50 staff would work at the new location. At present the company operates from three locations in Tipperary town and would stop using the location on the Limerick road when the new facility is ready. The company employs 210 staff directly with 16 office staff and 15 – 20 operatives based in Tipperary town according to the pre planning meeting notes.  

The public can make submissions on the planning application until July 9th and the Council expects to give a decision on the planning application by July 30th.  The planning file reference number is 2560515 and the application can be viewed at this link here.
