Council Planning Office Issues Warning Letter To Dundrum House Hotel Operator

Tipperary County Council’s planning office has issued a warning letter to the operator of Dundrum House Hotel that lists 6 different issues that the Council considers to be unauthorised development.

The Council is giving the operator 4 weeks to respond to the issues raised.

It is possible that the Council could take enforcement action that might require the cessation, demolition or discontinuance of the development.

The operator could also face fines.

The issues relate to construction works on the foundation of the former ballroom, the installation of a new wastewater treatment system, construction of a maintenance building, internal roads, a driving range, ball stop nets, parking spaces and the installation of a new ceiling in one of the bedrooms.

The warning letters were issued to Brogan Capital Ventures, the secretary of the Brogan Capital Ventures and to Jeff Leo, a Director of Brogan Capital Ventures. South Tipperary Independent TD Mattie McGrath is now calling on the Government to pause the 2 year contract announced last week for Utmasta to cater for 277 residents at the complex.

Dundrum Heritage Group are calling for the cancellation of the contract.

The Group wants the 300 year old heritage property to be restored and used as a Country House Hotel.

The Council inspection came on foot of a complaint made by the Group.On Monday(April 28th) two legal cases in the High Court in respect of Dundrum House Hotel will resume – US investors are seeking to resolve their claim to ownership and an accountancy firm is seeking to resolve issues around the dissolution of a company.

A Legal Action by Dundrum Heritage Group is also listed for mention on Monday – the group are challenging the issuing of a Section 5 Declaration by Tipperary County Council that confirms that planning permission is not required to use the property as in IPAS centre under the planning laws as amended in 2022.

A separate group continues to maintain a 24 hour protest outside the gates of Dundrum House Hotel.

This protest began in May 2024 when Government plans to use the complex as an IPAS accommodation centre were first announced.
