Major New Development In Tipp Town Given Greenlight

Planning approval subject to 24 conditions has been granted for a major new development in Tipperary Town.

The project comprises a Nursing Home Facility with an associated assisted living facility and an independent Residential Development of 92 two storey dwellings at Dundrum Road, Townland of Brodeen and part of Grarranacanty.

The houses will be a mix of 3 and 4 bed semi-detached and some detached 5 bedroom homes. The developer says the houses will be “A” rated – 10% of the houses will be allocated for social and affordable housing.

The developer is also providing a road between the Dundrum Road to the N74 Cashel road.

The Nursing Home will accommodate 85 private resident suites and have an associated assisted living facility containing 26 apartments in a detached two storey structure.

The overall development will be accessed by a new vehicular and pedestrian access from the Dundrum Road/St. Michaels Avenue Roundabout.

The overall site is approximately 7.9 hectares. The construction phase is expected to see over 100 employed and approximately 30 staff would be employed when the nursing home is operational.

The project was delayed as the site was included in the study area for the N24 Road Project.

The project is led by Pramukh Gogineni, a Cork based developer and is estimated to have a cost price of 50 million euros.
